Buyers' Tips
Make a List. Upon beginning your search for a home, write down some items that you would like to have in a home. List the number of minimum bedrooms and bathrooms, if you want a certain area, school district, or proximity of a job. List the features of the home that you really need; a formal dining room; a two-car garage, etc. Do you want a house at the lake with waterfront access, or would you prefer a condo in an upscale community. Whatever you prefer, write down your "wish list" and give it to Joe.
Ask for a Referral. Ask Joe to refer you to someone that can prequalify you. This way, when you begin your search, you won't be looking at homes that are out of your financial reach and in turn will waste your search time.
The Search is On! Once Joe has your "wish list" and your pre-qualified amount, Joe can search through the MLS system and put in the critiera that you want in a home. With this list, Joe can make appointments to either pre-view the property for you, or make appointments for you to see them in person. He will do a daily search for each buyer to keep the most current available properties in mind for you.
Negotiate. When you find a property that you wish to purchase, Joe will do an analysis of other properties in the area to help identify a price to offer for the property. He will negotiate the price, if needed, and keep you updated of any terms of the seller. Joe will handle all the paperwork and make sure that all the things needed to close a property, such as home inspections, pest control inspections, etc. get done in the proper timeframe.
Close the Deal. Joe can refer you to a real estate attorney, if needed, in order to close your property
